Terms & Conditions


These Terms govern your use of our website and the booking of holiday rental accommodation (“Cottage”) offered by Elie Beach Cottage.

1. Who We Are

This website is operated by Elie Beach Cottage, located at Beach Cottage, The SHore, KY9 1AP,  United Kingdom.

2. Booking Terms

2.1. Making a Booking

Bookings can be made directly through our website or by contacting us. A booking is only confirmed upon receipt of a confirmation email and payment.

2.2. Payment

  • A deposit of 100% is required at the time of booking.

  • The full balance must be paid prior to arrival.

  • Accepted payment methods: e.g. bank transfer, debit/credit card.

 

2.3. Security and Damage Deposit

  • A refundable damage deposit of £250  is required and included within the cost of your rental.

  • This deposit covers:

    • Breakages

    • Damage to property, furniture or fittings

    • Additional cleaning due to misuse or poor condition at check-out

    • Theft or loss of items

  • The deposit will be returned within 7 working days after departure, provided the property is left in good condition.

 

3. Cleaning Fees

  • A standard cleaning fee of £[amount] is charged per stay and added to the booking total.

  • This fee covers basic cleaning and preparation of the property.

  • Excessive mess or misuse (e.g. stained furniture, soiled bedding, unreported spillages, rubbish not disposed of) will incur additional cleaning charges, which may be deducted from your security deposit.

 

4. Cancellations and Refunds

  • No refunds are offered for cancellations, early departures or no-shows.

  • In exceptional circumstances (e.g. fire, flooding, COVID or other government restrictions), we reserve the right to cancel your booking and offer a full refund or alternative dates.

 

5. Use of the Property

Guests agree to:

  • Treat the property with care and respect

  • Report any damage or faults immediately

  • Not to exceed the agreed number of occupants - 5

  • No unauthorised guests or parties

  • Not to smoke indoors

  • Not to remove any items from the property (e.g. bedding, electronics, decorative items)

We reserve the right to retain part or all of the security deposit in cases of theft, damage, or excessive wear and tear.

Unreported issues found after your stay may still result in charges.

 

6. Check-In and Check-Out

  • Check-in: from 4:00 PM

  • Check-out: by  11:00 AM

Late check-outs may result in additional charges unless agreed in advance.

7. Liability

We are not responsible for:

  • Any injuries or accidents during your stay

  • Loss or damage to personal belongings

  • Failures in public utilities or services beyond our control (e.g. WiFi outages, power cuts)

We strongly recommend you purchase travel insurance.

8. Complaints

All issues or complaints should be reported during your stay. This allows us to address the issue immediately. Complaints made after departure may not be considered.

 

9. Privacy

We handle your personal data according to our Privacy Policy, available on our website.

 

10. Governing Law

These Terms are governed by the laws of England and Wales, and disputes will be resolved in the relevant UK courts.

11. Updates to Terms

We may update these Terms from time to time. The latest version will always be available on our website.

By confirming your booking, you agree to these Terms and Conditions.
