Refund Policy


This refund policy applies to all bookings made directly through our website or via direct contact.

1. No Refunds Policy

Due to the nature of our business and the limited availability of our holiday rental property, we operate a strict no-refund policy. Once a booking is confirmed and payment is received, no refunds will be issued under any circumstances, including:

  • Cancellations by the guest

  • Failure to arrive (no-shows)

  • Early departure

  • Changes to travel plans due to weather, transport disruption, or personal circumstances

We strongly recommend all guests take out comprehensive travel insurance that covers cancellations, personal emergencies, and unforeseen events.

2. Legal Basis

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, consumers typically have a 14-day "cooling-off" period. However, these regulations do not apply to the provision of accommodation services where the contract is for a specific date or period.

As such, our holiday rental services are exempt, and you are not entitled to a cancellation or refund under this legislation once a booking is confirmed.

3. Exceptional Circumstances

While refunds are not offered, in rare and exceptional cases, we may offer to:

  • Rebook your stay for alternative dates (subject to availability and our discretion)

  • Transfer your booking to another named guest

This is not guaranteed and will be considered on a case-by-case basis.

4. Our Right to Cancel

In the unlikely event that we must cancel your booking due to circumstances outside our control (e.g. property damage, legal restrictions, or safety concerns), we will:

  • Offer a full refund or

  • Provide alternative dates (where possible)

This is the only situation in which a refund will be issued.
